Myth 1: Asthma and allergy sufferers should not have carpet in the home. Carpet in a typical household should be thoroughly cleaned every 12 to 18 months. Hot-water extraction systems provide the most effective cleaning. Professional carpet cleaners generally get the best results.

Myth 3: Carpet is outdated and boring. Fact: Carpets come in patterns ranging from traditional hounds tooth to exotic zebra, and in stylish colors like chocolate or mint green. Many consumers use a mix of carpet, hardwood and tile in their homes.

Myth 4: Carpet emits harmful chemicals that cause health problems. Fact: Carpet is one of the lowest emitters of VOCs (volatile organic compounds) among household furnishings and building materials.

Myth 5: Carpet is bad for the environment. Fact: Floor manufacturers now provide many eco-friendly options for environmentally conscious consumers.

Americans are spending more than $200 billion on home-improvement projects each year, and more than ever, people are going green with their remodeling projects. Here are some tips for homeowners looking to go green with their home improvements:

Side smart. Fiber cement and vinyl siding are good materials because they resist long-term wear and tear. CertainTeed siding, for instance, features recycled content and has the authentic look of wood. It also lasts much longer than wood, saving money and natural resources.

Roof for a lifetime. Asphalt roofing shingles have never looked better or lasted longer. Quality asphalt shingles are designed to last 50 years or more, which saves money and prevents the woes of early roof replacement.

No stain. No pain. New vinyl fences, such as CertainTeed’s Bufftech-brand Chesterfield privacy fence, feature wood grain textures. Mitigate mold. Use products that enhance indoor comfort and air quality. Each new year, many Americans pledge to save more money. This year, rising prices and a tough economy can make financial resolutions seem especially daunting. But simple strategies can help you save. Whether you need to cover everyday expenses, like gas and groceries, or larger investments such as a new laptop or tuition, here are some tips on how to shop and save:

Don’t leave money on the table.There are some items, like food that you will always need to buy, so why not save while making these purchases? Check local newspapers and the Internet for special deals or coupons. Online offers may provide bigger savings because virtual stores often require less operational overhead.

Earn while you spend.As long as you pay off your balance each month, a credit card tied to a rewards program can help you earn extra cash, points toward travel or other such savings. One company, Upromise, even gives its members money for college - either for their savings account or to apply towards their student loans - by offering up to 25% back on a range of products and services.

Save the environment and money by going paperless. Consumers electing to receive utility, cable and phone bills online save physical resources, time and money. Looking for another option for cutting down on paper? E-coupons eliminate the environmental waste of paper circulars by posting coupons online.

Apply for help. While coupon clipping and consumer loyalty programs can lead to solid savings, tackling larger expenses, like college tuition, proves a bit more difficult. Keep your eye out for scholarships. Start with Web sites like scholarships.com, which provides comprehensive lists of opportunities on a local and national level.

Every little bit counts. Studies show that Americans’ rate of savings continues to decline year after year.While aggressive savings goals can be hard to meet in a tight economy, it does not mean people should stop saving altogether. Even small steps help.

I keep hearing on the news that in order to purchase a house it now requires 20% down.  For single family primary residences this is simply not the case, and it is important for you to know the facts.  Right now, in the Charlottesville VA area, the 3 main types of low down payment loans being used are: 
(1) VA loans with 100% financing,
(2) FHA loans with 96.5% financing, or
(3) Conventional loans with 95% financing.
Regarding the conventional loans (5% down) the Mortgage Insurance (MI) companies are, for the most part, setting the criteria and currently it requires a 620 credit score for this option.  Many areas of the country are in “declining markets”, and because of that the Loan to Value (LTV) is lower than the 95% LTV option we have in the Charlottesville area because we’re not in a declining market, we’re in a stable market for the most part.  So, we are very fortunate to have all these options available to you.  Remember these options combined with historic low interest rates of 5% for a 30 year fixed loan will allow more people to purchase a home.  I thought you should know … call me for a lender referral.

When gas prices rise,Americans start feeling a pinch where it hurts - in their pocketbooks.AAA has some useful tips to help maximize your vehicle’s fuel efficiency:

Perform basic vehicle checks to help maximize your miles per gallon. Check your air filter twice a year; a dirty filter reduces performance and increases fuel consumption. Check your tires monthly; under-inflated  tires increase fuel use and pose a safety hazard.

Listen to your vehicle. Take your car in for service if you experience:  engine bucking, surging, stalling, misfire or poor performance. If the “check engine” light comes on, it means that exhaust emissions are too high and fuel economy is too low. Have those services performed by a shop with certified technicians who can spot other problems that may affect fuel consumption. AAA.com lists the local AAA Approved Auto Repair facilities that meet and maintain high standards.

AAA reminds motorists that the way you drive has the single greatest impact on how much fuel your vehicle burns. Some fuel-saving habits:

Maintain a steady speed: cars require extra fuel when they accelerate, so avoid quick starts and stops.

Lighten your load: don’t haul unnecessary items in your vehicle; added weight increases fuel use.

Travel at moderate highway speeds: higher speeds require more power and fuel to overcome air resistance.

Use the air conditioner conservatively as air conditioning requires lots of power. In cool weather, turn the air conditioner off, and open your windows when around town. In hot weather or on the highway, set air conditioning to a higher temperature. If available, use “economy” or “recirculation” settings to reduce air conditioner operation and minimize the amount of hot outside air that must be cooled.

Historic Low Mortgage Rates - Refi or Buy - Now’s the Time!

RISMEDIA, Dec. 24, 2008-Mortgage rates remained low last week and many states saw sub-5.00% rates for the first time in recent history. The weekly average rates for 30-year fixed mortgages declined to 4.96%, down from 5.15% the week prior, according to the Zillow Mortgage Rate Monitor, compiled by leading real estate website Zillow.com(R). Rates for 15-year fixed mortgages decreased to 4.91%, down from 5.00% and 5-1 adjustable rate mortgages decreased significantly to 5.54% from 5.94%.

Rates for 30-year fixed mortgages remained fairly steady on Monday evening with the average rate on Zillow Mortgage Marketplace at 5.11%.

At a state level, the 30-year fixed mortgage rate in Arizona had the biggest decrease, falling from 5.22% to 4.40%. Rates on 30-year fixed mortgages were lowest in the states of Georgia (4.87%) and Texas (4.88%), while Illinois (5.07%), Maryland (5.05%) and New York (5.05%) had the highest rates.

The Zillow Mortgage Rate Monitor is compiled each week using thousands of mortgage rates quoted on Zillow Mortgage Marketplace by mortgage lenders to borrowers who have submitted loan requests. State-level data is gathered for the top 20 states with the highest quote volume on Zillow.
