TO SELLERS:  (1)  Provide up-to-date market information and suggestions when selling your home, helping to ensure you sell it quickly and for the most money possible.  (2)  Market and advertise your property to other real estate agents and the public, including on a Multiple Listing Service.  (3)  Help prescreen and accompany prospects who wish to view your property.  (4)  Help you objectively evaluate each buyer’s proposal to ensure you get the best deal, as well as provide you with the agreements you will need when accepting a proposal.  (5)  Answer questions you have on closing the sale of your home, ensure you have the required paperwork, help resolve title issues and move the transaction to settlement.

TO BUYERS:  (1)  Help you determine your buying power and borrowing capacity.  (2)  Assist you in finding a home, including properties that may not be actively advertised in the market.  (3)  Provide objective information about each property, community, zoning, schools, and  help you determine re-salability.  (4)  Help you negotiate price, financing, terms, closing date, repairs, inspections, included furnishings, equipment and more.  (5)  Assist you in finding qualified, responsible professionals to help you with necessary inspections (structural, asbestos, roof condition, radon, septic tank and well tests).  (6)  I can also explain the title, easements or restrictions.  (7)  Provide you with resources for financing and help you identify qualified lenders.  (8)  Guide you through closing to help it flow more smoothly.
